Mile High Coatings has the most rigorous prep work of any competing company and we use the highest quality, most durable products available. We always start with surface preparation that includes diamond-grinding. This is a mechanical profiling of the concrete (in lieu of the much inferior chemical “acid etching”). We bring our own industrial dust collection & generator to supply power. After the thorough prep, we install 2 coats of industrial-grade epoxy, then do a full (100% coverage) of the flakes (aka chips) into the floor and then seal them with a coat of our super high-performance polyaspartic clear coat.

Epoxy Coatings with Decorative Flakes (or Chips)
The most common garage floor solution is an epoxy floor with decorative flakes or chips. There are several benefits to adding these to your floor. They are a great source of traction and do not

make your garage floor slippery. With concrete slabs come imperfections in the finish – this means low spots, waves, etc. Normally you can see these imperfections well, however, when a gloss epoxy coating is applied the imperfections are brought to light. The flakes will hide these imperfections and make your floor look beautiful! And, not to mention, the flakes come in many sizes and hundreds of color combinations so you can pick the colors you like best! After the flakes/chips are on the floor, we seal them in with a super high-performance clear coat and gives that WOW factor!
Many customers request to have their control joints filled. We use a flexible polyurethane sealant prior to coating application. The goal is to create a seamless floor and often due to floor movement, the joints can be visible even though they are filled.
Crack repair and other concrete damage is repaired prior to applying the base coat. We use a state-of-the-art repair material that cures in minutes and allows us to complete most garage floors in a single day! Occasionally, we will need to de-grease a floor to ensure proper adhesion of the coating to the concrete. We use an industrial-grade emulsifier to pull the oil and grease out of the pores of the concrete.
Epoxy Coatings With Quartz or Mica Flake
Mile High Coatings offers additional garage floor coating options, including using a quartz aggregate or a mica flake. Both of these enhance the coating system because of the additional polyaspartic clear coat that is applied.
A quartz aggregate is going to enhance the durability of the floor coating system. For some, the downside is that it has a sandpaper-like texture and it is a possibility that it’s not quite as easy to clean. How long does it take to install a garage floor?
We can install most 3-car garages in one day.
How long do I have to wait before I can walk on the floor?
You can walk on the floor the next day (generally within 4-6 hours for most of our floor coatings)
How long do I have to wait before I can drive on the garage floor?
You can drive on the floor after 48 hours.
Do you acid wash or acid etch the floor?
Negative, Ghostrider. Because we diamond grind every garage floor (and nearly every other type of floor we do), we do not need to use any acid. The diamond grinding is a far-superior method of profiling the concrete and preparing it for coatings. The acid etch method is a common homeowner / D-I-Y method and is generally not sufficient.
What happens if it snows or rains or if it's cold outside?
We should all take a day off and head to Winter Park! We can usually install garage floor coatings in most weather conditions. If it rains or snows, we can always lower the door and make a plastic tent. Only on very frigid days, we may decide to postpone. Our coatings can and will cure in temps below zero. But the crew might be frozen solid!
What if I already have an epoxy floor or concrete paint on my garage? Can you still give me a new epoxy floor?
You bet! We use our diamond grinder to remove the existing coating. That way we can ensure that our industrial-grade products will properly adhere to the concrete.
Are the epoxy garage floors or patios slippery?
The floors are not slippery when dry. Because of the grit and/or texture of the flakes or quartz, they offer some slip resistance when wet. However, as with any sealed surface, we always recommend using caution whenever water, snow or ice is present.
I have a large crack in my floor. Do you fix that?
Yes. We can repair cracks, but can't necessarily guarantee that they wouldn't come back (due to slab/ground movement). In most cases, they don't return.
