If you’ve hired a contractor for your home, you know that there are many options with whom to choose to work with. This is especially true in the painting industry. In Colorado, painting contractors are not required to have any specific training or carry a “painters license.” In other words, anyone can start a painting business and call themselves a painter.

The main question when it comes to painting a house is: How much does it cost to paint a house? Specifically, for purposes of this article, I’m going to talk about the price to paint the exterior of a home.

Naturally, the answer to this question isn’t cut and dry. Houses vary in size, age and design. With each of these considerations, the prices can vary. Let’s start with the home, pictured above. Some of the specs of this house: 3,262 SF 4 bedroom, 3 bath and built in 2003.

It has composite siding, trim around all the vinyl windows. It had some minor hail damage and normal wear and tear. We didn’t need to replace and siding or trim. This could be considered a very average home repaint. We used a lifetime warranty paint from Sherwin-Williams with a satin sheen – which is standard for homes in Northern Colorado.

We pressure washed the home first and then had to re-caulk seams and cracks, but there wasn’t excessive re-caulking and priming required. With the cost of paint, labor and materials, this home cost $3,550.00 to repaint and it has our standard 5 year warranty. We applied two coats, as typically required when there is a color change. There is a good range of prices for which this home could have been painted. Probably a solid $500 swing in both directions. Why is there such a difference in the price? That is the magic question and I’ll attempt to answer it as best as I can.

LESS: -not using the same quality paint (could be cheaper); putting on less paint or possibly watering it down; not as much painting experience and/or they are slow so they are keeping their prices low to get the job; practice of bidding the job low only to ask for more money later; a one-man show or father-son type duo that may take a lot longer to complete – also means they likely have less overhead, maybe not insurance, iffy warranty

MORE – there are seemingly more and more painting franchises popping up every year; they are generally known for higher prices because more people have to make money and there are more overhead costs involved; sometimes the owners don’t have painting experience and are looking for a way to invest some money; on the other hand, sometimes they are painters without the business savvy or skills to own their own business so they buy into a franchise; higher materials and/or labor costs

This next home is nearly identical in size, at 3,236 SF and was built in 2001. This home included a higher-level lifetime warranty paint from Sherwin-Williams and included our Ultra Caulk Upgrade. This means that we re-caulk the entire home regardless of existing caulking failures and we use a lifetime warranty caulk. With these options, our warranty jumps to 10 Years, which is nearly unheard of in the painting industry, especially in Colorado. All the typical prep was required, including power washing, scraping loose paint, priming bare substrates and masking areas we wanted to protect. It included a color change along with much more trim to paint compared to the aforementioned house. This paint job was $5,375.00

This home has a few more decorative elements in the design that can drive up the costs a bit. We used a lifetime warranty paint from Sherwin-Williams and the home was built in 2003, just like the first (green) house. It is smaller in overall size, at 2,196 SF. This home is also a good representative of an average home. Again, the standard preparation was included with taking care of paint failures and cracking, like most homes experience. The siding was in overall good shape but just needed to be rinsed off. We supplied the paint, labor and materials for a price of $4,225.00 for this home.

We are typically priced in the overall middle of our competitors. Our painters are experienced, friendly, reliable, respectful and care about doing a good job. As the summer comes to an end, the school year approaches, the days get shorter and the temperatures cooler, we begin to be asked by customers “How late into the year can we paint a house?” Of course, the answer is the same every year – it depends on the weather.

There have been years where it snows in September or October and we have to mostly shut down our exterior painting efforts. Other years, we’ve successfully painted houses the week of Thanksgiving! Here in Northern Colorado, the seasonal forecast is tricky for us house painters. On some days, it may be dry and warm, but too windy to paint or put up masking. Other days we have the afternoon thunderstorm that rolls through. So, to answer the question of how late into the year…optimistically, into November, but you never know.

In the autumn mornings, we often have to combat cool temps and dew and then deal with the early setting sun. It can be warm on one half of the house and chilly on the other side. And it depends on what substrate we’re painting, the level of outdoor exposure and the type of paint.

Let me tell you about a recent example. On a recent warm fall day, we were painting the exterior of a house. Particularly, this house had metal railings in the front and the back. The railings were in good condition (no rust or chalking) and so the crew proceeded to paint them. The back railings were painted first and then the front. It was late in the day and things really started to cool off quickly. The front railings, facing east, hadn’t seen the sun for several hours. Even though the air temp was satisfactory, the metal railings in the front were getting cold.

A couple days later, we noticed both coats of paint were peeling – but only on the front. The back rail was in good condition. We used it as a teaching moment for the crew: even though the air temp was okay, the cooler metal didn’t allow the paint to properly dry and cure before the overnight low temps affected it. For the house, which has composite siding, we used Emerald paint from Sherwin-Williams, but for the metal we used a different paint that is a bit more appropriate.

This interior painting project was completed with a very particular goal in mind: crisp, sharp lines. Prior to painting this home in Fort Collins, the color was a neutral gray with Dover White trim and doors and it was consistent throughout the entire interior. This is a new home in the Bucking Horse subdivision.

The walls have a common knockdown texture on the drywall. The owners wanted to keep the white wainscoting and accent the color above to create a bit of a classic or traditional feel in this formal dining room. We tried some reds, dark greens and ultimately settled on this blue, called Naval from Sherwin-Williams. Once the color was decided, the careful preparation of taping ensued. Our painters applied two coats of a Zero-VOC paint in an eggshell finish. After the tape was carefully, removed, it was a wrap!

The project was a success!

Choosing the right color for your home can, for some, be a daunting task. Whether it’s freshening up the home exterior or having fun with some colors for the interior of your house, it’s certainly important to consider a few things. In Fort Collins and Northern Colorado as a whole, most neighborhoods have a Homeowner’s Association that provides guidelines on paint schemes and a process by which owner’s need to get their colors “approved.” This is one reason why Mile High Coatings provides free paint samples.

You can see in the before photo that there is the desired or proposed paint color scheme on the garage door. This is a common place to do the samples because it often includes other elements of the home exterior, such brick, stone, stucco, wood accents, etc. This particular home is in the Fossil Lake Ranch subdivision in Fort Collins. The neighborhood is approximately 20 years old, certainly with homes newer than that as it has been built out.

The color scheme, in general, is a desirable combination of medium gray (with a green undertone) called Gauntlet Gray by Sherwin-Williams. The trim is a popular white called Dover White and the accent is Tricorn Black. Here in Northern Colorado, satin tends to be the desired sheen for exterior composite siding and many other substrates. For their home, the customer opted for our 10-year warranty upgrade: a Lifetime warranty caulk and Duration exterior from Sherwin-Williams. The satin sheen with Duration paint certainly stands out and will provide many years of wear against our intense climate. For its age, the house was in good condition overall and it had the original contractor paint job on it. After completing this project, we expect this paint job to last for over 10 years!

Surface Preparation: Residential and Commercial Painting

As a professional house painting contractor and commercial painting contractor in Colorado, we know the preparation involved in a paint job is the key to a quality, long-lasting paint job. The first thing to be done is rinsing down the house. This is accomplished one of two ways: either a light wash with a hose or a power wash using a 2300+ PSI unit. The method used will be based on the condition of your home, as there are advantages and disadvantages to each.

Once the house is dry, the labor-intensive preparation can begin. If the prep-work is low-quality, even the highest quality paint will not last. Preparation includes, but is not limited to scraping, sanding, wire-brushing, priming, caulking, and filling. Using an elastomeric 55-year warranty caulk is a critical step if you want a long-lasting paint job. The caulk will stretch as the house expands with heat and contracts with cool weather.

One thing to be aware of: most companies caulk only where there are cracks. Before painting, it is important to re-caulk areas that are prone to cracking including around windows, doors and in the corners of soffits. These are details that most painters will skip because they are not committed to a quality paint job. Rest assured that we know what it takes to properly prep your home before we start painting.

Scraping and Sanding

Loose flaking paint will likely come off if a power wash is done. A scraper is used to take off additional flaking, peeling paint. Sanding with a power sander is done to smooth the edges where old paint still exists. It also helps score the paint in these areas to help the new primer and paint adhere. This tedious step will help ensure a quality, long-lasting paint job.

A wire-brush is used on rough-sewn wood where the texture is part of the character of the home. The purpose is to remove flaking, peeling paint. On interior painting projects, there is typically not any scraping and sanding. Interior painting often requires filling nail holes and patching drywall from holes and dings. We also wipe down walls and sills to make sure there isn’t dirt before we paint. Mile High Coatings can also remove wallpaper if necessary.

High-Quality Primer

A high-quality primer is used for multiple purposes. Primer helps to seal the wood or substrate and has different properties than paint. It helps the paint coat to adhere better and helps create a consistent coat and finish. Primer has an entirely different chemical make-up than paint. There are different primers for different situations (stain blocking, gloss surfaces, etc) and Mile High Coatings uses only the highest-quality primers specified for their application.

On interior paint jobs, two coats of paint is the standard unless being applied to an unpainted surface, in which case a primer will be needed. If drywall is unpainted, a drywall primer is used after properly sanding. For unpainted wood trim, a high-quality oil-based primer is used.

Bonding The Surface

A lifetime warranty, urethanized, elastomeric caulk is used on our exterior paint projects. A quality caulk will expand and contract with the home and should retain its elasticity for many years. The purpose of caulk is to seal and/or fill small cracks along vertical seams and fascia boards. We always check around all 4 sides of windows and unseen areas to ensure there aren’t any open cracks or missing caulk.

Caulking helps to prevent moisture from penetrating the surface and causing warped siding and potential rotting. Keep in mind that there are areas around the home that are not caulked. This is to prevent trapped water and air. It helps to allow the house to contract and expand (or breathe) throughout the seasons.

Painting

Mile High Coatings paints after the preparation is complete, we will carefully mask or cover all appropriate items (typically anything that we don’t want to get paint on). These include, but are not limited to windows, brick, and railings. We will use drop cloths for areas on the ground to protect decks, concrete, and landscaping.

Once the area is masked, we will spray the body and brush the trim. Methods may vary from home to home. In some cases and only in a few places, it makes sense to spray the trim. This method should only be done by professionals.

Mile High Coatings can offer a back-rolling coat over the first coat. This method will further increase the quality of the finish, help the paint job to last longer, and provide the best overall quality job.

We do occasionally brush and roll homes, but please be aware that the cost-benefit of this application is typically not favorable to spraying.
